Under the direction of the Director of Engineering / Manager, this position performs diversified installation, operation, inspection, preventive maintenance and repair duties involving the heating, ventilation, & air conditioning and related control systems throughout the hospital. Included are systems that are critical to the operation of the facility and the safety, comfort of the patients, and staff.
Maintain a working knowledge of building components and State, local Fire codes including JCAHO requirements in order to facilitate the efficient planning and execution of all maintenance and projects knowledge. Will perform a variety of diversified duties as needed primarily in facility maintenance, performs various maintenance assignments and assists other maintenance personnel in the repair and maintenance of physical structures, equipment and fixtures of the hospital. Ground keeping duties and maintain hospital aesthetics.
Responsibilities: 1. RESPONSIBILITIES/ESSENTIAL FUNCTIONS. 1.1. Receives work orders and coordinates work to fit daily schedule assigned by Engineering Manager. 1.2. Estimate time and materials required on work orders. 1.3. Maintain the hospital's heating, ventilation, air conditioning, and related control systems. 1.4. Responds to call from hospital departments requesting immediate assistance for heating, ventilation and air conditioning problems. 1.5. Performs preventive maintenance, repairs on related equipment assigned by the Engineering Manager. 1.6. Maintain necessary stock and tools in order to maintain, repair or replace malfunctioning equipment. 1.7. Maintain work area and equipment in a clean and orderly condition following all prescribed regulations. 1.8. Coordinates with other departmental employees on diversified work projects. 1.9. Installation of air conditioning, temperature, humidity control systems and accessories. 1.10. Make daily rounds of building and related equipment as assigned by Engineering Manager. 1.11. Must have knowledge of current EPA Regulations regarding refrigerants. RCRA Hazardous Waste training 1.12. Be able to respond to emergency call in situations. 1.13. Cooperate with members of the department and hospital on all emergency conditions regarding the safety of patients, visitors and staff. 1.14. Report any complications on specific jobs or equipment. If unsure of action, consult with Engineering Manager. 2. RESPONSIBILITIES/NON-ESSENTIAL FUNCTION. 2.1. Requisitions department stock items as needed. 2.2. Makes emergency repair to equipment without prior approval. 2.3. Maintains a professional appearance at all times. Wears I.D. badge. 2.4. Assists other trades as required by overload or emergency situations. 2.5. Assists with inclement weather conditions. 2.6. Keeps work areas clean. 3. REPORTING & ACCOUNTABILITY REQUIREMENTS. 3.1. Reports defective material, equipment and faulty operation or unusual conditions. 3.2. Reports all incidents on proper forms and returns them to the maintenance scheduler. 3.3. Reports all work performed on work orders, P.M. sheets and timesheets. 3.4. Accountable for maintaining the hospital's HVAC control systems according to state, local and hospital regulatory agencies. 4. SAFETY 4.1. Assure the safety of patients, staff and visitors through enforcement of department safety policies and procedures.

Adheres to lock out/tag out procedures. 4.7. Cleans hands before entering and leaving a patients room 5. ADDITIONAL TASKS. 5.1. Performs any additional assignments as required by the supervisor/manager. 5.2. Attends all scheduled meetings and in-service classes as directed by supervisor/manager.
High School Diploma or equivalent.
Minimum of five years experience in commercial, industrial or health care organization.
Must possess State?s Refrigeration Technician License.
Must possess EPA Type IV Universal Certification.
Successful completion of formal training in heating, ventilation, air conditioning, refrigeration and temperature related control networks.
Ability to delegate responsibilities.
Good communication skills.
Demonstrated ability to communicate well, both oral and written.
Pass physical examination required by client.
Successful completion of hospital orientation.
Successful completion of department orientation.
Valid Drivers License.
Must be able to lift up to 100 pounds.
Vision requirements include close, distance, color, peripheral, depth and the ability to adjust focus.
